How to Compare Bridging Loans Properly
Most borrowers focus on the monthly rate. In practice, rate is one of several factors that determine total cost and suitability. When comparing options, consider all of the following:
- Net advance, not merely gross facility
- Total cost for the realistic term
- Monthly interest rate
- Arrangement and exit fees
- Minimum interest period
- Daily versus monthly interest calculation
- Retained versus serviced interest
- Valuation and legal fees
- LTV calculation method
- Estimated completion time
- Lending criteria and flexibility
- Exit strategy flexibility
- Default and extension provisions
Worked Bridging Loan Comparison
On smaller loans, fixed costs — valuation and legal fees — can represent a significant proportion of the total borrowing cost. The example below shows three options on a £100,000 loan where the lender with the highest rate is the most cost-effective overall, and completes fastest.
| Feature | Option A | Option B | Option C |
|---|---|---|---|
| Monthly rate | 0.65% ← lowest | 0.74% | 0.78% ↑ highest |
| Valuation method | Full RICS — £850 | Desktop — £450 | AVM — £0 |
| Legal fees | Own solicitors — £1,800 | Dual representation — £1,000 | Dual representation — £750 |
| Exit fee | None | None | None |
| Upfront fees | £2,650 | £1,450 | £750 |
| Estimated completion | 20+ working days | 10–15 working days | 5–10 working days |
| Net day-one advance | £98,000 | £98,000 | £98,000 |
| 9-month interest (serviced) | £5,850.00 | £6,660.00 | £7,020.00 |
| Total all-in cost (9 months) * | £10,500.00 | £10,110.00 | £9,770.00 |
* Total all-in cost: arrangement fee + valuation + legal fees + 9-month serviced interest. All figures are illustrative. Actual costs vary by lender, property and case.

What Affects the Bridging Loan You Can Obtain?
Bridging lenders assess each case individually. These factors influence which lenders will consider a case, the rate, and the maximum LTV available.
Lower LTV generally attracts lower rates. Standard first-charge residential bridging is available up to 80%. Higher LTVs require specialist lenders or additional security.
Lenders distinguish between standard residential, HMOs, mixed use, commercial, land and uninhabitable properties. Condition and saleability affect both LTV and rate.
Second-charge bridging sits behind an existing mortgage. Most lenders require the combined LTV to remain within 70% for second-charge cases.
Sale and refinance are the two main exits. Lenders assess the credibility of the exit. A vague or high-risk exit restricts lender appetite or increases pricing.
Many bridging lenders are more flexible on adverse credit than high-street lenders. CCJs or missed payments may affect rate or LTV but don't automatically disqualify a borrower.
Experienced property investors typically access better rates and higher LTVs. First-time buyers may face more restrictive criteria.
Tight deadlines — particularly for auction purchases — affect which lenders and valuation methods are viable.
AVMs, desktop valuations and full RICS valuations each suit different case types. No-valuation and desktop products are faster but carry LTV limits.
Light, medium and heavy refurbishment attracts different lenders and structures. Works cost and post-works uplift both influence the available facility.
UK residents, expats and foreign nationals are treated differently. Company borrowers and SPVs also face different criteria from individual borrowers.
Regulated bridging applies where the security is the borrower's main residence, and carries additional consumer protections.
Very small loans (under £100,000) and large loans (above £5 million) may suit a smaller lender panel. Rates can vary at the extremes of a lender's range.

Frequently Asked Questions
How do I compare bridging loans?
Compare the net day-one advance, total interest for your realistic term, arrangement fee, exit fee, minimum interest period, and interest calculation method. Also consider the lender's valuation requirements, completion speed, and extension provisions.
The lowest advertised monthly rate is not always the cheapest option. A loan with a lower rate but higher fees or a minimum interest period can cost more in practice.
What is the best bridging loan rate currently available?
Bridging loan rates currently start from around 0.55% per month for strong cases at lower LTVs on standard residential security. The applicable rate depends on the LTV, property type, charge type, credit profile and loan size. We compare options across 50+ specialist lenders to identify the most suitable terms based on total cost rather than headline rate alone.
Which fees should I compare?
The main fees are: arrangement fee (minimum 2%), exit fee (nil to 1%+), valuation fee, lender legal fee, broker fee, and administration fee. Some lenders also charge a minimum interest period, which effectively adds cost if you redeem early. Ask for the total cost figure before committing to a product.
Can I compare bridging loans without a credit check?
Yes. No credit search is required to receive an initial indicative estimate from Aura Capital. A formal credit search may be required at formal application stage with the chosen lender, and this will be explained before it occurs.
Does getting an indicative quote affect my credit score?
No. Obtaining an initial estimate from Aura Capital does not involve a credit search and will not affect your credit score.
How much can I borrow?
Aura Capital can arrange bridging loans from £26,000 to £10 million and above. The maximum loan depends on the property value, LTV limits for the product type, and lender appetite for the case. Standard first-charge residential bridging is typically available up to 80% LTV.
Can I obtain a 100% bridging loan?
A 100% bridging loan against a single security is not available from mainstream bridging lenders. 100% of the purchase price may sometimes be achievable where additional security is offered across more than one property. This is assessed on a case-by-case basis.
How quickly can a bridging loan complete?
Straightforward bridging loans on standard residential property can complete in 5–15 working days. No-valuation and desktop valuation products are generally the fastest. Complex cases and higher LTV transactions typically take longer. Delays in valuations or legal processes can extend the timeline.
Should I choose the lowest interest rate?
Not necessarily. The total cost depends on the rate, fees, minimum interest period, interest method and net advance — not the rate alone. The worked comparison above shows that the 0.65% option costs more over nine months than the 0.75% option due to a higher arrangement fee, exit fee and lower net advance.
What is the difference between gross and net LTV?
Gross LTV is the loan as a percentage of the property value before deductions. Net LTV is calculated after deducting retained interest, arrangement fees and other costs. Two loans with identical gross LTV can deliver very different net advances depending on their fee and interest structure.
Can I compare second-charge bridging loans?
Yes. We compare second-charge bridging for borrowers who wish to raise finance without disturbing an existing first mortgage. Second-charge bridging is typically available up to 70% combined loan-to-value (CLTV) across both charges combined.
Can I compare bridging loans with bad credit?
Yes. Many specialist bridging lenders consider borrowers with CCJs, defaults, missed payments or prior insolvency events. Adverse credit may affect the rate offered or the maximum LTV, but it does not automatically prevent a bridging loan from being arranged.
Are bridging loans regulated by the FCA?
Some bridging loans are regulated by the FCA — specifically where the security property is the borrower's or a close family member's main residence. The majority of bridging transactions are unregulated, covering investment, commercial and development cases. Aura Capital does not provide regulated mortgage advice. Regulated enquiries are referred to an appropriately authorised firm.
How does Aura Capital get paid?
Aura Capital charges no upfront broker fee. We are paid a procuration fee by the lender on completion of a successful case. This fee is disclosed in full before you commit to proceeding.
What information is needed to obtain accurate indicative terms?
We need: the property address and type, current or purchase price, required loan amount, loan purpose, required term, exit strategy, charge type, and borrower type. Details of any existing secured debt, refurbishment works or credit issues help us identify the most suitable lenders.
