Overview
Aura Capital was mandated to provide acquisition and refurbishment funding to support the purchase, conversion, and stabilisation of an unlicensed residential property in Oxfordshire.
The borrower acquired the asset using our HMO bridging finance with the intention of converting the property into a licensed House in Multiple Occupation (HMO). At acquisition, the property was unlicensed and required refurbishment works and layout reconfiguration to meet local authority HMO standards.
Following completion of the light refurbishment works and submission of the HMO licence application, the borrower required continued short-term funding to allow sufficient time for licensing approval before exiting onto a long-term buy-to-let mortgage facility.
Aura Capital structured a flexible bridging solution that supported the full lifecycle of the project - acquisition, refurbishment, licensing regularisation, and refinance exit - enabling the borrower to maximise value and stabilise the asset prior to term debt placement.
